How to Sell Your Cafe for More

To sell your cafe for more, make it a business a buyer can run without you. A cafe that depends on the owner gets valued like a job. A cafe with systems, a team that runs it, clean numbers and a solid lease gets valued like a business. The difference shows up in the price.

Why do most cafes sell for so little?

Because most cafes are the owner. The recipes are in your head. The suppliers know your number. The regulars come in to see you. When you leave, a lot of the value walks out the door with you, and buyers know it. So they price in the risk.

What does a buyer actually pay for?

Profit they can rely on. That means profit that shows up in the accounts, not in a story about cash sales. It means a team that turns up when you don't. And it means systems written down, so the new owner can run the place on day one.

How much does the lease matter?

A lot. In a cafe, the lease is one of the biggest levers on price. A buyer wants enough time left on it to get their money back, and terms they can live with. Sort the lease out well before you list. A short lease can kill a sale that looked good on paper.

How long before selling should you start?

Earlier than you think. Years, not months. That gives you time to get the business running without you, clean up the numbers and show a buyer a track record instead of a promise.

What should you fix first?

Three things. Profit, so the accounts show what the venue really earns. Owner independence, so the cafe runs without you on the floor. And transferability, so everything a buyer needs is written down and handed over cleanly.

How do you know if your cafe is ready to sell?

Take the free Exit Ready Checklist. It shows how close you are to selling for a healthy multiple, and what is holding the price down. Then run the Owner Freedom Scorecard to see how much of the business still runs through you.

Suzanne at Autobahn Cafes takes six weeks in Europe every year. The business runs without her and makes more money than when she was there every day. That is what a buyer wants to see.
